figures 00:01:35.82\00:01:37.83 buying these multimillion dollar homes 00:01:37.86\00:01:40.56 and we begin to understand that there are a lot of people 00:01:40.60\00:01:44.07 buying things and doing things and they're not happy. 00:01:44.10\00:01:49.94 You know, look, it is incumbent on each one of us 00:01:49.97\00:01:53.24 to make a little money 00:01:53.27\00:01:54.61 and to keep the food on our table 00:01:54.64\00:01:56.85 as the Bible actually says that, 00:01:56.88\00:01:59.21 "Godliness with contentment is a great gain." 00:01:59.25\00:02:01.28 And it does talk about those who are wealthy 00:02:01.32\00:02:03.62 are in great danger of becoming greedy, 00:02:03.65\00:02:05.92 and those that don't understand the context of wealth, 00:02:05.95\00:02:08.92 will let wealth run their lives. 00:02:08.96\00:02:11.39 Look at this issue of housing 00:02:11.43\00:02:14.66 and how comfortable you are as a resource 00:02:14.70\00:02:17.80 because not all of us will own homes, 00:02:17.83\00:02:20.37 not all of us need to own homes. 00:02:20.40\00:02:22.80 Rent is not a bad thing 00:02:22.84\00:02:24.47 and sometimes when you look at this overall 00:02:24.51\00:02:26.98 as you call mortgage and rent, 00:02:27.01\00:02:28.58 we get a lot of our ideas 00:02:28.61\00:02:31.31 and a lot of our sense of satisfaction 00:02:31.35\00:02:34.18 from what we see in the media. 00:02:34.22\00:02:36.58 For example, they tell you 00:02:36.62\00:02:38.99 that the best time to shop for certain things are, 00:02:39.02\00:02:41.16 when they offer great deals, 00:02:41.19\00:02:42.96 when they offer great sales. 00:02:42.99\00:02:44.99 So a lot of us end up waiting out on the sidewalk, 00:02:45.03\00:02:47.86 camping out overnight at retailers, 00:02:47.90\00:02:49.73 waiting for that the door to open 00:02:49.76\00:02:52.40 and for everyone to rush in and try to get 00:02:52.43\00:02:55.14 and pull the deals from other individuals. 00:02:55.17\00:02:58.37 And people end up fighting each other, 00:02:58.41\00:02:59.94 and stomping on each other, and hitting each other 00:02:59.97\00:03:03.01 because of these things that we are told to value. 00:03:03.04\00:03:08.35 And those things should mean nothing to you. 00:03:08.38\00:03:10.29 In fact, when you take a look at buying cameras, 00:03:10.32\00:03:13.32 what are the best time of year to buy cameras. 00:03:13.36\00:03:15.36 You're told, you can go in 00:03:15.39\00:03:16.73 and buy these electronic devices 00:03:16.76\00:03:19.09 at the time that they tell you to. 00:03:19.13\00:03:21.80 But you know they have this own self-interest in mind 00:03:21.83\00:03:24.70 because they already know 00:03:24.73\00:03:26.53 they're asking you to come in 00:03:26.57\00:03:28.40 and buy these things 00:03:28.44\00:03:30.14 in November, December timeframe. 00:03:30.17\00:03:32.81 When, in fact, 00:03:32.84\00:03:34.18 they know that they'll have other newer models 00:03:34.21\00:03:37.15 or have a changeover in their product portfolio 00:03:37.18\00:03:40.65 that January or February and the better time to buy 00:03:40.68\00:03:43.79 these cameras would be maybe January, February, 00:03:43.82\00:03:46.86 or March of the following year. 00:03:46.89\00:03:48.79 So you spend hundreds of dollars extra 00:03:48.82\00:03:50.93 to buy something that's gonna be out of use actually 00:03:50.96\00:03:56.63 or not being the current model year 00:03:56.67\00:03:59.10 within two or three months. 00:03:59.13\00:04:01.07 The key for you to understand is this, 00:04:01.10\00:04:05.27 corporate America is not interested in you 00:04:05.31\00:04:07.28 except that you can buy from them. 00:04:07.31\00:04:09.51 That's what happened in the housing market 00:04:09.54\00:04:12.95 and where a lot of people were jumping into the market 00:04:12.98\00:04:15.68 because they wanted to catch this wave of the investment 00:04:15.72\00:04:21.46 in a home and then bait and switch. 00:04:21.49\00:04:23.56 I got a call from a young man 00:04:23.59\00:04:25.53 saying he'd like to learn about how to flip homes, 00:04:25.56\00:04:28.90 how to buy and then improve, 00:04:28.93\00:04:32.07 and then turnover the home and sell it, 00:04:32.10\00:04:34.34 and make some money on it. 00:04:34.37\00:04:35.70 I'm really not into that 00:04:35.74\00:04:37.07 because I really think more so that if you think long-term 00:04:37.11\00:04:40.08 and you figure out the value of what that house is about, 00:04:40.11\00:04:42.98 the house is to house your family, 00:04:43.01\00:04:44.98 it should be there for a long-term 00:04:45.01\00:04:47.78 and you should plan on staying there 00:04:47.82\00:04:49.68 for quite a while. 00:04:49.72\00:04:51.05 The other issues that come to mind is 00:04:51.09\00:04:52.59 how people begin thinking about that house 00:04:52.62\00:04:55.69 and how inadequate it is 00:04:55.72\00:04:57.33 when we see our friends getting promoted 00:04:57.36\00:04:59.73 and going to different jobs and getting more money, 00:04:59.76\00:05:02.40 and guess what they do? 00:05:02.43\00:05:03.77 They go out and expand the house, 00:05:03.80\00:05:06.00 and they buy a bigger house, and they buy a bigger car, 00:05:06.03\00:05:08.57 and they get into spending what you make, 00:05:08.60\00:05:11.84 and that's one of the most dangerous things you can do 00:05:11.87\00:05:14.28 because it also tells you 00:05:14.31\00:05:16.04 that they don't really have a substantive budget in place. 00:05:16.08\00:05:19.58 And when you hear me talk, 00:05:19.61\00:05:21.65 I go back to the fundamentals all the time 00:05:21.68\00:05:23.72 because that's all we really need to do. 00:05:23.75\00:05:25.69 All of these things called investments, and acquisitions, 00:05:25.72\00:05:29.79 and big vacation packages, 00:05:29.82\00:05:31.86 and all of those things that are long-term issues 00:05:31.89\00:05:35.20 as you plan for them, 00:05:35.23\00:05:36.80 can come about if you start by saving now, 00:05:36.83\00:05:40.97 by planning now, 00:05:41.00\00:05:42.50 and by coming up with an understanding 00:05:42.54\00:05:44.14 of who you are and what your importance 00:05:44.17\00:05:48.34 in this space, in time, is that God has for you. 00:05:48.38\00:05:51.91 Great gain comes from being content with what you have 00:05:51.95\00:05:54.65 and when God places you elsewhere, 00:05:54.68\00:05:56.79 He will give you what you need to have. 00:05:56.82\00:05:58.82 So be careful of this thing called greed, 00:05:58.85\00:06:01.22 be careful of watching other people. 00:06:01.26\00:06:03.06 Remember, happiness, 00:06:03.09\00:06:04.43 the study from the science of happiness says that, 00:06:04.46\00:06:07.16 money is put low on the priority list. 00:06:07.20\00:06:09.93 And honesty and integrity, 00:06:09.96\00:06:11.67 and we find that in the happy movie 00:06:11.70\00:06:13.77 or whatever study that they did from a filmography standpoint 00:06:13.80\00:06:17.71 says that, people are far more happy 00:06:17.74\00:06:20.61 when they're spending time with family, 00:06:20.64\00:06:23.68 when they're spending time with friends, 00:06:23.71\00:06:25.41 when they're spending time 00:06:25.45\00:06:26.78 doing things of philanthropic measures, 00:06:26.82\00:06:28.95 but doing things that are bigger than themselves 00:06:28.98\00:06:31.29 and giving to other people 00:06:31.32\00:06:33.02 rather than get involved with these contentious things 00:06:33.05\00:06:36.83 and these Black Friday deals, 00:06:36.86\00:06:38.66 where they buy things for themselves, 00:06:38.69\00:06:40.46 no matter who they overrun to get it. 00:06:40.50\00:06:42.36 You hear some interesting stories 00:06:42.40\00:06:44.03 from that standpoint. 00:06:44.07\00:06:45.40 So when we talk about this thing 00:06:45.43\00:06:48.50 called housing and mortgage, 00:06:48.54\00:06:51.31 I think that we should take a look 00:06:51.34\00:06:52.71 at what a mortgage actually is. 00:06:52.74\00:06:55.14 And when you look at a mortgage, 00:06:55.18\00:06:56.88 let's take a look at several different elements. 00:06:56.91\00:06:59.38 One of the questions 00:06:59.41\00:07:00.75 that we got from one of our viewers 00:07:00.78\00:07:02.68 had to do with, 00:07:02.72\00:07:04.05 can I payoff a mortgage early? 00:07:04.09\00:07:06.25 What is it with the mortgage payments 00:07:06.29\00:07:08.26 that can help me get to that place? 00:07:08.29\00:07:10.29 So what I did is I took a moment 00:07:10.33\00:07:11.66 and I went and talked with one of our financial experts, 00:07:11.69\00:07:14.00 Mr. Joshua Hernandez 00:07:14.03\00:07:15.66 and we had an interesting conversation 00:07:15.70\00:07:17.30 about this specific issue, and this is what he said. 00:07:17.33\00:07:23.71 This person sent me an email 00:07:23.74\00:07:25.24 and she asked about paying off her mortgage quicker, 00:07:25.27\00:07:29.41 and she said, is it appropriate to pay two times a month 00:07:29.44\00:07:33.18 and will that help payoff for her big investment 00:07:33.21\00:07:36.85 in the home a little bit quicker 00:07:36.89\00:07:38.59 as she's headed towards retirement. 00:07:38.62\00:07:40.39 What are your thoughts on that? 00:07:40.42\00:07:42.06 Great question that. 00:07:42.09\00:07:43.43 The answer is, yes, definitely yes. 00:07:43.46\00:07:45.69 The first thing we need to know about 00:07:45.73\00:07:47.80 paying interest on a mortgage 00:07:47.83\00:07:49.53 is the first 10, 15 years of your mortgage payments, 00:07:49.56\00:07:54.10 the majority is interest payments, 00:07:54.14\00:07:56.10 so you don't always see your balance, you know, 00:07:56.14\00:07:58.04 going down as significantly as you would like it to. 00:07:58.07\00:08:01.08 But an extra payment 00:08:01.11\00:08:02.74 at any time definitely helps to reduce, 00:08:02.78\00:08:05.58 you know, let's say, it's a 30-year mortgages 00:08:05.61\00:08:07.05 which is a very typical mortgage. 00:08:07.08\00:08:08.65 I've seen scenarios 00:08:08.68\00:08:10.02 where I've talked to mortgage professionals 00:08:10.05\00:08:12.05 and they say, you know, 00:08:12.09\00:08:13.42 even if you pay 1 extra mortgage payment a year, 00:08:13.46\00:08:16.86 you're moving your 30-year program 00:08:16.89\00:08:19.79 down to between 20 to 25 years. 00:08:19.83\00:08:21.93 Wow. 00:08:21.96\00:08:23.30 See, you know, just one year helps out. 00:08:23.33\00:08:25.33 Now if you can do that, 00:08:25.37\00:08:26.70 you know, an extra one per month, 00:08:26.74\00:08:28.54 now you can move your 30-year plan 00:08:28.57\00:08:30.11 to closer to maybe a 15 to 20 year plan. 00:08:30.14\00:08:34.14 And so those are things that I've seen 00:08:34.18\00:08:35.68 depending on your interest rate and your mortgage 00:08:35.71\00:08:37.81 and you know, that you know, 00:08:37.85\00:08:39.35 your financial situation, 00:08:39.38\00:08:40.75 they can vary but it definitely is, 00:08:40.78\00:08:42.88 it's helpful and if you can do that, it helps. 00:08:42.92\00:08:46.99 Now I remember the conversation 00:08:47.02\00:08:48.42 as I was outside of a shoe store, 00:08:48.46\00:08:50.36 that's where I was and I had taken the call 00:08:50.39\00:08:52.33 'cause it rings through at times 00:08:52.36\00:08:53.70 when I get an urgent call. 00:08:53.73\00:08:55.20 And I said, you know, as I was talking to her I said, 00:08:55.23\00:08:57.43 "Do you pay a half of the mortgage, 00:08:57.47\00:09:02.14 or are we talking about making your mortgage, 00:09:02.17\00:09:05.21 full mortgage payment 00:09:05.24\00:09:07.28 and then making an additional mortgage payment 00:09:07.31\00:09:09.48 as opposed to making half the mortgage payment 00:09:09.51\00:09:11.85 twice a month?" 00:09:11.88\00:09:13.21 Does that change the scenario a bit? 00:09:13.25\00:09:15.08 It changes a scenario little bit, not very much. 00:09:15.12\00:09:17.42 Okay. Yeah, not too much. 00:09:17.45\00:09:19.69 So, you know, if you're gonna pay, 00:09:19.72\00:09:21.12 you're saying you pay half your mortgage 00:09:21.16\00:09:22.72 at the beginning of the month 00:09:22.76\00:09:24.09 and the other half of your mortgage 00:09:24.13\00:09:25.56 at the end of the month or middle of the month. 00:09:25.59\00:09:27.16 Correct. 00:10:16.78\00:10:18.38 Is it a thing that you would like to get involved? 00:10:18.41\00:10:20.62 Is it something that you're getting involved with 00:10:20.65\00:10:22.65 because you see your friends doing it? 00:10:22.68\00:10:24.45 Is it something you're getting involved 00:10:24.49\00:10:25.92 with after you've studied 00:10:25.95\00:10:27.92 where you're at and where you wanna be? 00:10:27.96\00:10:29.96 May be it's something you can put off 00:10:29.99\00:10:31.33 in the next three to five years 00:10:31.36\00:10:33.06 until you save the substantial amount 00:10:33.09\00:10:34.76 necessary to put as a down payment. 00:10:34.80\00:10:36.46 May be it's something you don't really need right now 00:10:36.50\00:10:39.03 because you're constantly moving around, 00:10:39.07\00:10:41.04 may be there are some other things in place, 00:10:41.07\00:10:42.84 and then, of course, understanding that 00:10:42.87\00:10:45.17 a rental versus a mortgage, 00:10:45.21\00:10:47.18 there are benefits on both sides of the aisle. 00:10:47.21\00:10:50.21 But what I do say is go back to your fundamentals 00:10:50.25\00:10:52.45 and think about, okay, "What does my budget say? 00:10:52.48\00:10:54.52 How much money do I have?" 00:10:54.55\00:10:55.88 And there are some interesting little tidbits out there 00:10:55.92\00:11:00.12 that I typically throw out at you 00:11:00.16\00:11:01.82 when we talk about getting involved in debt 00:11:01.86\00:11:04.99 because that's what a mortgage actually is, 00:11:05.03\00:11:07.16 it's a long-term debt that you payoff 00:11:07.20\00:11:09.06 over 30 years in most instances. 00:11:09.10\00:11:11.53 It's coming up with a number, where are you now? 00:11:11.57\00:11:16.14 Where do you want to be 00:11:16.17\00:11:17.51 in the next two years, five years, ten years? 00:11:17.54\00:11:20.41 And then is a mortgage a part of that expense? 00:11:20.44\00:11:23.55 And then, of course, looking at rental type of expenses 00:11:23.58\00:11:26.48 and what that incurs. 00:11:26.51\00:11:27.85 One of the things people look at is for housing. 00:11:27.88\00:11:30.19 And, you know, for living 00:11:30.22\00:11:32.39 we typically put a number associated with that 00:11:32.42\00:11:36.06 and that number is about 33 to 36% 00:11:36.09\00:11:39.03 of your monthly income should go towards 00:11:39.06\00:11:42.40 paying for some type of rental or mortgage, 00:11:42.43\00:11:44.83 whichever keeps a roof over your head. 00:11:44.87\00:11:47.30 So what is that 30 to 35% 00:11:47.34\00:11:49.47 and if you put it into a specific number to it, 00:11:49.50\00:11:53.68 if you're making $6,000 a month, 00:11:53.71\00:11:58.05 33% of that or 3rd of $6,000 a month 00:11:58.08\00:12:02.35 is $2,000. 00:12:02.38\00:12:04.15 Is that something that gives you a context 00:12:04.19\00:12:07.62 of what you can afford? 00:12:07.66\00:12:08.99 And what I actually ask people to do is, okay, a 3rd is $2,000 00:12:09.02\00:12:13.70 but the rental market in your area 00:12:13.73\00:12:16.10 is more like $1200 to $1400. 00:12:16.13\00:12:18.93 So you can, since you've allocated that amount 00:12:18.97\00:12:22.34 towards living expenses, 00:12:22.37\00:12:24.47 now you can cut back approximately, what? 00:12:24.51\00:12:27.58 Six to eight hundred dollars 00:12:27.61\00:12:28.94 because the market in and of itself 00:12:28.98\00:12:30.88 has told you that you're in a better type of setting. 00:12:30.91\00:12:33.55 Of course, there are other elements 00:12:33.58\00:12:35.25 involved in that 00:12:35.28\00:12:36.62 because you have to include many different items 00:12:36.65\00:12:39.12 associated with your home expenses. 00:12:39.15\00:12:41.42 What do those entail? 00:12:41.46\00:12:43.29 Well, I can tell you that 00:12:43.32\00:12:44.66 if you live in a home or the yard, 00:12:44.69\00:12:46.19 then you don't have the time to mow the lawn, 00:12:46.23\00:12:48.83 somebody is gonna have to mow the lawn, 00:12:48.86\00:12:50.60 so there could be $60 a month expense 00:12:50.63\00:12:53.54 to have someone come and take care 00:12:53.57\00:12:54.97 of gardening expenses. 00:12:55.00\00:12:56.84 How big is the house? 00:18:36.04\00:18:38.15 as middle class Americans or urban dwellers, 00:18:38.18\00:18:40.65 we are caught up in variety of other things 00:18:40.68\00:18:42.95 that waste our money and waste our time. 00:18:42.98\00:18:45.52 These things are called payday loan centers 00:18:45.55\00:18:47.56 that give you a payday loan 00:18:47.59\00:18:49.92 and people aren't really aware 00:18:49.96\00:18:52.09 of the magnitudes of the interest 00:18:52.13\00:18:54.43 that they're being charged. 00:18:54.46\00:18:56.30 And this homeownership thing is another major issue 00:18:56.33\00:18:59.63 because if you think about how you furnish your home, 00:18:59.67\00:19:02.47 the simplicity of how you furnish your home. 00:19:02.50\00:19:04.54 And we don't get caught up in buying things, 00:19:04.57\00:19:07.24 and buying a lot of stuff 00:19:07.28\00:19:09.48 that that leads to all new programs on television 00:19:09.51\00:19:13.31 about people who can't control 00:19:13.35\00:19:15.15 their expenditures and the behavior patterns. 00:19:15.18\00:19:17.65 One of the things that's come out of our 00:19:17.69\00:19:19.32 consumption type of conversations 00:19:19.35\00:19:21.12 is there are now these extreme couponers that, 00:19:21.16\00:19:24.46 that do a great thing in couponing, 00:19:24.49\00:19:26.59 which is a good thing. 00:19:26.63\00:19:27.96 But then, of course, sometimes you end up buying stuff 00:19:28.00\00:19:29.80 that you don't even need, 00:19:29.83\00:19:31.17 and you house them 00:19:31.20\00:19:32.53 with the intention of maybe retailing them 00:19:32.57\00:19:34.07 or doing something other thing 00:19:34.10\00:19:36.60 kind of creative to get rid of it. 00:19:36.64\00:19:39.44 Now I'm not criticizing any type of couponing 00:19:39.47\00:19:43.65 because saving money is an ideal thing, 00:19:43.68\00:19:45.81 but do you save money on the things that you need? 00:19:45.85\00:19:49.08 Or do you buy things that you don't necessarily need, 00:19:49.12\00:19:51.55 but you're just doing it because it's a good deal? 00:19:51.59\00:19:54.42 There is a difference. 00:19:54.46\00:19:55.79 And buying a house and looking at 00:19:55.82\00:19:57.86 what works for you 00:19:57.89\00:19:59.23 comes through the same type of critical thing 00:19:59.26\00:20:01.56 that you should apply to any other funding People keep coming by my door to sell other type of items, 00:20:59.85\00:21:05.29 which I know I don't really need, 00:21:05.33\00:21:07.66 I don't really need it at this point in time 00:21:07.70\00:21:10.27 and, of course, I have that conscience 00:21:10.30\00:21:12.60 on my shoulder through my spouse, 00:21:12.63\00:21:15.74 she'll just look at me and say, "Cordell. 00:21:15.77\00:21:18.47 Really, do we really need this right now?" 00:21:18.51\00:21:21.14 And that's my answer. 00:21:21.18\00:21:22.84 Because, you know, they have such creative ways security 00:21:59.45\00:22:01.32 because if this is what's going in my community, 00:22:01.35\00:22:04.19 I need to be more aware of it. 00:22:04.22\00:22:05.95 But realistically,
